In a groundbreaking move, Bath & North East Somerset Council has secured a substantial £18.2 million in grant funding from Homes England to transform the long-abandoned Bath Gasworks site into a vibrant, low-carbon community. This ambitious project aims to create over 900 homes, alongside extensive green spaces and essential amenities, all while emphasizing sustainability and environmental enhancement.
The former gasworks, which has remained dormant since 1971, is set to undergo a major transformation. This development is part of a broader strategy to revitalize underutilized brownfield sites, contributing significantly to Bath's housing needs and reinforcing its status as a UNESCO World Heritage City.
The successful acquisition of this funding was achieved through a collaborative effort between St William, a subsidiary of the Berkeley Group, and Bath & North East Somerset Council. St William owns approximately 65% of the site and has already secured planning approval for a major redevelopment project.
The project prioritizes ecological sustainability with plans for:
The development will incorporate design elements that reflect Bath's historical and cultural heritage, ensuring that the new neighborhood complements the city's iconic Georgian architecture.
Councillor Matt McCabe emphasized the project’s significance in addressing housing needs: "This development will make a significant contribution to our much-needed housing supply while also unlocking additional riverfront space for the public."
Elkie Russell, Managing Director at Berkeley Homes, highlighted the collaboration: "We are hugely proud to be delivering these works in partnership with Bath & North East Somerset Council and Homes England… to transform this redundant brownfield site into a sustainable city centre neighbourhood."
The project aligns with regional strategies to redevelop underutilized land, providing both affordable housing and vibrant community spaces. The total funding support, including an additional investment from the West of England Mayoral Combined Authority, underscores the commitment to revitalizing strategically important sites in the region.
With groundbreaking works initiated, the redevelopment is set to continue with land remediation and infrastructure improvements. The project timeline extends over several years, with housing delivery planned between 2026 and 2035.
The Bath Gasworks transformation project is a landmark example of collaborative urban regeneration, combining innovative design, sustainable practices, and community engagement to create a thriving neighborhood in the heart of Bath.
